The Refinance Process:
1. Creditworthiness Assessment: We analyze your credit history, score, and payment patterns to understand your ability to repay debts on time.
2. Financial Stability Evaluation: Our specialists review income, employment history, and assets to gauge the borrower's financial statbility and afford loan payments.
3. Debt-to-Income Ratio Analysis: Our credit analysts calculate the borrower's DTI ratio, which shows how much of their income is used to pay debts, ensuring it aligns with lending standards.
4. Perfom Loan Processing and Underwriting: Collect supporting documentation such as: income proof, asset statements, debt details, perform credit check,analyze debt-to-ratio and ability to repay, prepare pre-approval or conditional approval, and consumer loan disclosures.
5. Compliance with Regulations: Our trained specialists, ensure the loan application adheres to legal and regulatory requirements to avoid future disputes, verify the name of the current property owner and ensure it matches information recorded in public records, check the property's precise location, dimension, and bounderies as recorded in legal documents, with the assistance of title insurance representatives reviews easements and restrictions, analyze liens and encumbrances, research any pending legal issues, ensure there is not ongoing legal disputes, review chain of title, confirm title insurance details, among other things.
6. Order Reports: Part of our duties is to order and analyze reports such as, appraisal report, title insurance, home inspection if applicable, hazard enviromental if applicable, to make sure they do not have adversed information that may affect the quality of the loan application or loan approval.
7. Overseen the Approval Decision: In most cases, the loan approval comes with terms and conditions that the borrower must meet. We guide the borrower in this process to avoid dissapointments in the process.
8. Loan Closing: If approved, the borrower signs the loan agreement, pays any required fees, and the loan funds are disbursed. Every step of this process is coordinated by our trained specialist, to ensure the transaction is completed smoothly, accurately, and in compliance with all legal and financial requirements.
